Homes Younger than 6 months

    Hi All,

    For a new home, less than 6 months old, are drawings required to do a P and N file? Some owners are looking to get the break on their insurance premium by doing an Energuide report as soon as they take ownership. My SO is telling me that we can't do a P and N file unless we have drawings. That's a problem as homeowners don't always have access to them. I never knew there was a requirement for arch drawings, although it's better to have them and obviously they are needed at the permit stage. Nevertheless, I thought a clear sketch with the necessary measurements was the minimum. Does anyone have similar experience with this situation? It seems weird to tell a homeowner to come back at the six month mark just to do the same thing I would right now.

    Hey James, done plenty of Basic Service(s) without plans on homes that are new-ish.

    I am sure others will chime in - I think the point is the 6 month rule just defines whether a home is new or existing. Basic Service technical procedures apply to both.

    A Basic Service applies to all eligible homes and defines procedures requiring onsite measurements.

    The Construction Upgrade Service preludes construction and is intended for design stage planning and therefore requires plans as per technical procedures 1.4.4.

    Of course if a Construction Upgrade Service is conducted then not much measuring is done at the "Basic Service" part of providing a rating (if a builder so chooses to take that route).

    Thanks Matt. So you are submitting P and N files for homes less than 6 months old? Currently NRCAN'S system doesn't accept d files for homes completed in the same year as the report. At least that's my understanding based on feedback I'm getting.

    The SO has now confirmed that a sketch is okay.

    if the home is newer, you can request the drawing from the city. It will save you a ton of time...

    A technological limitation. Just change the year back one.
